What you'll need:
1 and ½ Cups buttermilk

TBS cooking oil
1/2
TSP baking soda
1 and ¾ Cups all-purpose flour

egg, slightly beaten

TBS granulated sugar

Directions:
1. Mix together all of the flour, sugar, baking powder, salt, and baking soda in a large mixing bowl.
2. In a different bowl, whip together the beaten egg, oil, and buttermilk.

Verdict: As long as there is butter and syrup I think they taste reeeaaaalllly close. You can taste the buttermilk (unlike boxed pancake mix). It's a shame I have a huge bag of costco pancake mix.
I'm guessing you left out a step. After you "In a different bowl, whip together the beaten egg, oil, and buttermilk." You should pour the liquid into the bowl of powders and mix until just mixed. then pour 1/4 of batter at a time on a med-low pre-heated pan or griddle.
